The office building complex is located in the Wola district at Żelazna Street 51/53. Construction began in December 2017 and was completed in August 2021. The usable floor area of this seven-storey development totals 64,000 m², with the largest portion consisting of office space – 40,000 m², and retail and service units – 24,000 m². In addition to office, service and commercial areas, the building also includes a cultural zone featuring a contemporary theatre, an art-house cinema, and the Museum of the Former Norblin Factory, which is an integral part of the complex and one of its main attractions.
Scope of works – Soletanche Poland
The project involved integrating the historic façades of the former factory into the structure of the new development. Soletanche Poland was responsible for ensuring the stability of the historic walls by underpinning their foundations. Another construction challenge was the execution of foundations for the demanding above-ground structure, as well as diaphragm walls serving a triple function: as the walls of a four-level underground car park, excavation support, and a foundation element supporting the superstructure. The car park provides 720 parking spaces for cars and 200 bicycle spaces.

The first stage of works involved securing the historic façades using jet grouting columns. The limited clearance and narrow spaces between buildings proved challenging, meaning that column installation required time and high precision. Soletanche completed 1,423 columns (977 for foundation underpinning and excavation support, and 446 for ground improvement). The next task was the construction of diaphragm walls for the four-level underground car park. A total of 18,672 m² of diaphragm walls with a thickness of 80 cm was constructed, forming both the excavation support and the walls of the underground parking facility. The deepest diaphragm wall panels reached 48 m below ground level. Barrettes were also constructed using the same technology – 197 units, each 27 m deep – working together with the foundation slab. The contract also included temporary columns supporting the parking floor slabs.
The execution of diaphragm walls was one of the most challenging elements of the geotechnical scope. This was not only due to the proximity of historic walls, but also because three buildings were to be founded on the level 0 slab and located within the footprint of the future underground car park. This meant the underground structure had to be built directly beneath them. As a result, one building (B-15, weighing 900 tonnes) had to be relocated, and two buildings (B-17 and B-18, with a combined weight of 750 tonnes) had to be suspended to allow construction of the level 0 slab underneath. For this purpose, 84 micropiles, reinforced with HEB steel sections, were used. A steel pile cap was installed on the micropiles to support the buildings and transfer loads onto the micropiles. The building was then excavated to the required elevation and a reinforced foundation slab was constructed, on which the building was ultimately placed.
